Homes are selling at 99% of list price on average, indicating that well-priced properties are still closing near asking. Average sale price across the two counties was $507,247, reflecting a mix that includes higher-priced sales alongside more typical transactions.
Inventory Is Expanding
Active listings stood at 4,252 with 11.1 months of supply, up sharply from 5.2 months in the previous period. This shift points to a market with considerably more choice for buyers than before, while sellers may find themselves facing more competition on the market at any given time. The absorption rate of 9.01% and a sell-through rate of 51.3% further reflect a slower-moving inventory base this period.
Pace of Sales Slows
The median days on market was 27, but the average climbed to 55.34 days, up 19% from the prior period's 46.5-day average. New listings (746) and closed sales (383) were both down substantially from the previous period, suggesting a cooling in transaction volume even as pricing has remained relatively flat.
Local and Property-Type Variation
Benton County recorded 248 sales against Washington County's 135, with median prices close between them ($389,969 and $387,900 respectively). Among cities, Bentonville posted the highest median sale price at $538,893 but also the longest average days on market at 77.74, while Fayetteville led in sales volume with 66 closings and a comparatively brisk 32.64-day average. Springdale showed tighter conditions at 7.4 months of supply, whereas Centerton's supply stretched to 16.2 months. Single-family houses accounted for the vast majority of sales (370), while townhomes and condos moved more slowly, with months of supply of 35.4 and 25.8 respectively.
New Construction Activity
Several growth areas showed meaningful new construction activity this period. Pea Ridge and Centerton had the highest new construction percentages at 60.5% and 58.6% respectively, while Bentonville led in new construction's share of total listings at 15.1%. These areas may offer additional options for buyers interested in newer-built homes.
