Centerton Market Shifts Toward Buyers as Inventory Builds

October 2, 2026 · James

Benton County's Centerton submarket recorded a rise in sales and active listings alongside softer pricing and a longer average time to sell, consistent with an overall buyer's market designation.

Price Trends

The median sale price for the period was $391,336, down 4.6% from the previous period, while the median list price of $384,900 declined 7.4%. Price per square foot came in at a median of $204.83, a 2.4% pullback, and the median sale-to-list ratio held at 100%, essentially unchanged from prior figures. Total sales volume across the period reached $182,354,500.

Pace of Sales

Homes took an average of 72.18 days to sell, up 35.7% from the prior period, signaling a slower overall pace of transactions. The median days on market was lower, at 33 days, reflecting that a share of listings sold quickly even as the average lengthened. Sell-through was 59.7%, and the pending-to-active ratio stood at 17%.

Inventory and Supply

Active listings totaled 405, up 25% from the previous period, while new listings rose 22.8% to 699. Months of supply measured 7.8, down 8.2% from the prior period but still within the range the data classifies as a buyer's market. The absorption rate was 12.9%.

Property Type and New Construction

All 417 recorded sales in the period were single-family houses; townhouse and modular listings remained active (22 and 1, respectively) but recorded no sales in this window. New construction represented 58.3% of new listings, and the median year built across the market was 2025, pointing to a substantial share of newly built inventory.

Price Segment Detail

The $300K–$450K range accounted for the largest share of activity, with 206 sales and 172 active listings, though it also carried the longest average days on market at 89.39. The under-$300K and $450K–$600K segments each posted a shorter average of roughly 52 days, while supply across most segments ranged near 6.7 to 9.5 months.
