Benton County Shifts Toward a Buyer’s Market

October 10, 2026 · James

Rising supply and longer marketing times in Garfield's Benton County area point to increased negotiating room for buyers through the first three quarters of 2026.

Price Trends

The median sale price settled at $357,000, down 27.1% from the prior period, while the median list price came in higher at $475,000. Price per square foot registered at $197.9, a 16.9% decline period over period. Sellers are still achieving a median sale-to-list ratio of 96%, indicating that final sale prices remain reasonably close to asking prices even as overall price levels have softened.

Pace of Sales

Homes sold in an average of 77.14 days on market, down 15% from the previous period's average of 90.77 days, suggesting a modest quickening in transaction speed even as prices adjusted. The median days on market was 49, a useful secondary reference point given how a handful of slower or faster sales can move the average. The sell-through rate stood at 64.6%, with a pending-to-active ratio of 15.8%.

Inventory & Supply

Months of supply rose to 8.9, up 15.6% from the prior period's 7.7 months, and the market condition is classified as a Buyer's Market. Active listings totaled 57 against 51 recorded sales and 79 new listings, with an absorption rate of 11.21%. This combination points to inventory building somewhat faster than it is being absorbed.

Property Type & Price Range Highlights

Houses accounted for the bulk of activity with 48 sales at a median price of $385,000 and 7.2 months of supply, while manufactured homes saw 3 sales at a median of $145,000 but a longer average of 111 days on market and 13.3 months of supply. Activity concentrated below $500,000, where 33 homes sold against 4.6 months of supply, versus the $1M-$1.5M segment, which saw 5 sales, a longer average marketing time of 110.8 days, and 12.8 months of supply.
