August 2026 data shows a market with softening prices, a slower pace of sales, and rising inventory relative to the prior month.

Price Trends

The median sale price came in at $410,000, down 2.4% from $420,000 the previous period, while the median list price eased 1.1% to $445,000. Price per square foot held nearly flat at $218.04, a change of just -0.1%. The average sale price of $518,574.24 and average list price of $587,479.74 point to a mix that includes a meaningful share of higher-priced properties alongside the broader market.

Pace of Sales

Homes averaged 48.86 days on market, up from 43.29 days in the prior period, a signal that transactions are taking somewhat longer to close. The median days on market of 24 suggests a portion of listings are still moving quickly even as the average lengthens. Sellers received a median of 99% of list price, and sell-through sat at 65.6% for the period.

Inventory & Supply

Active listings totaled 2,731, down 20.2% from 3,424 the prior month, while new listings fell 16.5% to 803 from 962. Months of supply rose to 5.2 from 4.8, an 8.3% increase that points toward a market with more room for buyers to negotiate. Pending sales jumped to 487 from 148 in the prior period, a notable shift worth watching in coming months.

Property Type & Price Tier Highlights

Detached houses accounted for the bulk of activity with 499 sales and a median price of $417,900, while townhouses and condos carried much higher months of supply at 13.4 and 9.6 respectively, indicating slower absorption in those segments. Homes priced under $250,000 moved fastest with 34.93 average days on market and just 2.6 months of supply, while properties above $750,000 generally saw longer average days on market and higher months of supply, ranging up to 10.8 months in the $1.75M-plus tier.
