Pea Ridge Settles Into a Balanced Market

October 4, 2026 · James

Benton County's Pea Ridge market shows rising transaction volume and steady inventory, even as prices ease slightly and homes take longer to sell than earlier in the year.

Price Trends

The median sale price in Pea Ridge came in at $330,585, down 5.5% from the previous period's $350,000, while median list price slipped a more modest 0.7% to $356,156.50. Despite softer per-unit pricing, total sales volume rose 6.6% to just over $140.3 million, reflecting the higher number of closed transactions. Homes are selling at a median of 100% of list price, indicating sellers are generally receiving close to their asking price.

Inventory and New Listings

Active listings stood at 277, up 6.1% from the prior period's 261, while new listings rose 8.1% to 549. Months of supply came in at 5.7, down slightly from 6.0, keeping the market in what MLS data characterizes as a Balanced Market. An absorption rate of 17.41% points to steady, if unhurried, movement of available inventory.

Pace of Sales

The average days on market rose to 84.36, up 12.1% from 75.24 in the prior period, suggesting transactions are taking somewhat longer to complete. The median days on market of 52 offers useful context, showing that while most sales move relatively quickly, a share of longer-sitting listings is pulling the average higher. Sell-through was 70.1%, with a pending-to-active ratio of 31.8%.

Price Range and Property Type Breakdown

Homes priced under $300,000 moved the fastest, with average days on market of 34 to 47 and months of supply as low as 1.6 to 1.7, indicating tighter conditions at the entry level. Mid-to-upper price tiers, particularly $375,000 and above, carried more supply and longer average marketing times, ranging from roughly 9 to 10 months of supply in some bands. Single-family houses made up the vast majority of activity with 380 sales and a median price of $331,058.50, while townhomes saw minimal turnover against a comparatively large active pool.

New Construction Activity

New construction represented 61.7% of listings in Pea Ridge, underscoring the role newly built homes play in the local market's total supply. With a median year built of 2025 across the broader statistics, buyers and sellers alike are operating in a market where a substantial share of inventory is newly delivered.
